Job Description:

Job Summary

The HVAC Technician is responsible for the preventative maintenance, servicing, diagnosis, and repair of air conditioning systems across WhiteRock's managed property portfolio. The Technician will service all properties and AC units as assigned by the Manager, covering residential, commercial, industrial, and hospitality environments.

The Technician is expected to deliver a professional, reliable, and well-documented service that meets or exceeds the standard previously provided by external companies.

Key Duties and Responsibilities

Routine Servicing & Preventative Maintenance

Perform scheduled quarterly servicing of all assigned AC units as directed by the Manager. Each unit must receive a full service including:

  • Filter cleaning or replacement
  • Evaporator and condenser coil wash
  • Refrigerant gas level check and top-up where required
  • Condensate drain line clearing and treatment
  • Electrical connections, contactors, and capacitor check
  • Thermostat calibration and operation test
  • General inspection for leaks, noise, vibration, or damage

The quarterly service schedule is set by the Manager. No property may be skipped or deferred without the Manager's written approval.

Repairs & Diagnostics

Attend to repair callouts as assigned. Diagnose faults, perform repairs on-site where possible, and escalate to the Manager where specialist support or major parts are required.

The Technician must be competent across all AC system types including split units, package units, cassette units, ducted systems, VRF systems, and commercial tonnage systems.

Documentation & Job Sheets

Complete and accurate documentation is a non-negotiable requirement of this role.

  • A Job Sheet must be completed for every job — routine service, repair, emergency callout, inspection, or follow-up. No exceptions.
  • Record the property, location/unit, AC type, arrival and departure times, all work performed, and any parts or materials used with costs.
  • For routine services: check off every item on the service checklist for every AC unit individually.
  • For repairs: document the fault, diagnosis, parts used, and outcome.
  • Submit all job sheets to the Manager within 24 hours of job completion.
  • Enter every completed job into the Job Sheet Log on the same day. This log generates billing to properties — if it is not in the log, it does not get billed.

Incomplete or missing job sheets will be returned. A job is not considered closed until documentation is complete and approved by the Manager.

Reporting

  • Daily check-in with the Manager at the start of each working day to confirm the day's schedule
  • Immediate notification to the Manager of any safety issue or emergency
  • Flag any AC unit beyond economical repair and recommend replacement with estimated cost

Equipment, Vehicle & Materials

  • Maintain all Company-issued tools and equipment in good working condition
  • Maintain the company vehicle — clean, roadworthy, fuelled, and report any issues promptly
  • All receipts must be submitted with the weekly Friday report. No receipt = no reimbursement
  • Any duties reasonably assigned by the Company from time to time

Key Competencies

Knowledge

  • Working knowledge of HVAC system types (split, package, ducted, cassette, VRF) and their components, refrigerant handling procedures, and applicable safety standards
  • Understanding of electrical principles as they relate to AC systems (contactors, capacitors, PCBs, motors, compressors)
  • Familiarity with the Occupational Safety and Health Act, Chapter 88:08, as it relates to working at height, confined spaces, and electrical work

Skills

  • Strong diagnostic and troubleshooting skills across multiple AC system types and fault conditions
  • Effective time management skills, with the ability to plan and complete a multi-site quarterly service schedule without missed or deferred units
  • Clear written and verbal communication skills, particularly for job sheet documentation and reporting to the Manager

Behaviours

  • Reliability and punctuality, including responsiveness to after-hours callouts consistent with the operational demands of the role
  • Attention to detail and thoroughness, particularly in completing documentation and service checklists to Company standard
  • Professionalism and integrity when representing the Company on client and managed properties

Competencies

  • Self-management and ability to work independently with minimal supervision across multiple sites
  • Problem-solving under pressure, particularly in emergency or urgent repair situations
  • Customer service orientation, given the Technician's direct interaction with property occupants and clients

Qualifications & Experience

  • A Certificate or Diploma in Air Conditioning and Refrigeration – Level I & II required
  • A minimum of five (5) CXC/CSEC subject passes at General Proficiency, Grades I–III, including Mathematics and English Language (or an equivalent qualification)
  • A minimum of three (3) years' hands-on experience servicing and repairing residential and commercial AC systems, including split, package, ducted, cassette, and VRF systems
  • Certification in Occupational Safety and Health (OSH), basic electrical work, or basic plumbing would be considered an asset
  • A valid driver's licence is required, given the field-based nature of this role and the use of a Company vehicle
  • Working knowledge of Microsoft Excel and Word, and comfort using mobile inspection/reporting tools, is required

Working Conditions

This role is field-based and requires regular travel across properties within WhiteRock Property Management Limited. The HVAC Technician should expect to be called upon outside of standard working hours to respond to operational needs and emergencies, consistent with the nature of the role.
